EMR Data Services has developed a statistical model that targets homeowners along with origin dates, number of open tradelines, median and household income, number and history of current versus late payments and employment information. We then overlay these selects to our finance company mortgage recordings. This has enabled us to pinpoint homeowners that meet all subprime underwriting guidelines. We further model for debt to ensure that the homeowner is a good prospect for a debt consolidation loan.

Available equity in a home is determined by factoring the original first and second mortgage amounts, any refinances, the sale price and the current market value of the property.

This File is a modeled subset of our Master County Level Property File. You can model the file further by choosing among the demographic and Property File selects.

Lender File:

EMR Data Services has worked closely with some of the largest mortgage banking institutions in the nation to build the most accurate and updated lender table. By appending selects derived from trust deeds and property tax information from county clerks' and tax assessor offices, we are able to pull all name variations in which banks and lenders record under (850,000 variations). To enhance performance and freshness of the data we append and overlay consumer demographic selects. The files are updated monthly with new homeowner records compiled across the nation.

After a careful overlay of all lenders and their name variations the file is scrubbed against the HUD Sub-Prime lender table to isolate those homeowners that have loans with high interest rate lenders. To match exact Loan to Value guidelines we use an index of national geographic market values that is refreshed twice a year and then factor in the original first & seconds mortgage amounts, any refinances, the sale price and the current market value of the property.

FHA / VA Loan Prospects:

EMR Data Services FHA / VA file is compiled and updated monthly from county clerk and tax assessor offices. HUD data, used to target Government Loans in urban as well as rural areas, is then appended quarterly. This compiling system allows EMR Data to create mortgage files that are segmented by underwriting guidelines and estimated credit variables.
